I'm new in REI. I'm confident I'm knowledgeable about the subject. I have not pulled the trigger yet, purposely. In my opinion a Medical Dr. goes to school for a lot of years. They don't read 1 book on how to do surgery and say "I want to do surgery because i saw a show and that's what they were doing". No! They research extensively on the subject.(books) surround themselves with the industry(Med school) and ultimately learn from someone that knows more than them (Teacher/Mentor).

Anyways that's my opinion. My question is where can i find a mentor. I have read the books. I'm around builders and belong to the local REIA. But how can i find a mentor?

Awesome @Jean Bolger . I like your example, and it makes sense because when I was trying to look at different housing markets, depending on the type of economical point of view, the numbers were skewed. Totally different, therefor different cities ranked more than others. 

Just like you said, your area. For example my area. ITS HOT 90% of the time. yet some would say its terrible to buy. Some would say its a... HOT market. lol

But I understand a little more on what your saying. Thanks, truly, very helpful advice. Definitely taking it into consideration.

These are awesome points of view. Me personally, I am not an investor yet but when i red this it reminded me of the book Millionaire Mind

It says something that the real wealthy don't purchase homes in the nice suburban "gated communities" were the developer makes a lot of very nice homes and determends how much that neighborhood is worth. The truly wealthy mindset looks for homes in appreciating good neighborhoods just  behind the fancy gated community where the developers decided that was a good place to build "expensive homes."

IDK... it just goes back to the basics like Robert kiyosaki talks about. One assets class wont build wealth. A strong steady Cash flow used to buy paper assets, business assets and ultimately more real estate is the way to truly build wealth.

@Joe Villeneuve , Michigan. OK, I really could not find that article but ill find it. But ill take your word. thanks for the info Joe.

As a way to attempting to redeem myself I did a thorough research and found another article on top 20 cities to invest in... and #19... Phoenix baby! So I wasn't that far off. 

But the reason i bring this up was # 10 was Boise City, Idaho. Didn't Brandon Turner Or @Joshua Dorkin say something about this city in one of the podcast??? Its killing me i cant remember.

I just get so exited sometimes. I have been researching real estate investing and investing in general for about 2 years and when i finally find something like BP. Well you have to understand my enthusiasm.

Hey @Jon Holdman , that was a great answer about FHA 203k rehab loan. I had the similar predicament before i did a little research. Correct me if I'm wrong but the rehab repairs cant no more than 30k, you have to do it in 90 days or less and that it has to be your primary residence. Right?

  @William Tews if I can ask, have you done anything with that deal. If so, SPREAD THE KNOWLEDGE MAN!

They say Drive and perseverance is the key to success or GANAS as they say in my culture. What can be a good motivator or role model for pushing forward and to be as knowledgeable as possible in all the areas REI requires from Nero-linguistics to Networking to Hammering a nail to dress to impress, well you name it!
