What's up BP! so my partner found a pre forclosure Single family home that could be a potential deal. We Oklooked up the information on the MLS, Tax Accessors website, etc. The MLS states that it's a 5 bed 3 bath. I looked up the owners number and my partner gave her a call. They spoke for a bit and then she mentioned that the house is actually an 8 bed not a 5 bed. Now can this be a good thing or bad? Can these extra bedrooms have been added without filing for the proper permits? IF they did add these bedrooms without permits, what is the best thing to do from here? Has anyone ever experienced this? This is based in the state of New York. (We will be consulting with our attorney on this but we'd like to hear from other investors too.)

What's up BP! Found a great fixer Upper that has huge potential In a great location. Here's the issue: A guy used to live there and then died. His son took over a supposedly lost his job and started renting the rooms to whoever paid. Two guys overdosed in the house and died. I spoke to some investors and brokers and I've gotten a bunch of different answers but these are my questions. 1: Do I Need to notify a potential buyer of the history of the house? (State of NY) 2: Do you think the history of the house will cause issues when it comes to selling the house? 3: Is it worth it or should I move on to the next deal?
