Hidden Gem Or Hidden Ticking Time Bomb?

What's up BP! so my partner found a pre forclosure Single family home that could be a potential deal. We Oklooked up the information on the MLS, Tax Accessors website, etc. The MLS states that it's a 5 bed 3 bath. I looked up the owners number and my partner gave her a call. They spoke for a bit and then she mentioned that the house is actually an 8 bed not a 5 bed. Now can this be a good thing or bad? Can these extra bedrooms have been added without filing for the proper permits? IF they did add these bedrooms without permits, what is the best thing to do from here? Has anyone ever experienced this? This is based in the state of New York. (We will be consulting with our attorney on this but we'd like to hear from other investors too.)
