@Armando Angulo  your right, the rents does seem little high.  Especially for 2/1 units, unless the units have more than a 1000 sq ft then it would make sense.  I'm an agent and investor locally in Sac and I have not really seen a lot of 2/1 rented out for $1000.  @John Cook If the complex is surrounded by other multi-plex, I would just do a little more research and find out what the unit rents are for the neighboring complexes.

Hi Miki,

Learning and understanding the business is always important and is a crucial part of becoming a real estate investor or any business for that matter.  However at some point in time, you have to realize that you are fully equipped with all the tools need to be successful and all that is left to do is to dive into it.  There's always the unknown but if you done your homework right, those unknown  are really just fears that you have.  

-I began investing with partners.  There was one piece that I needed which was money, and so I had to find someone with money to get in on the deal with me.  

-The thing that led me to take the first step was just TRUSTING that all the things I know about real estate and if the numbers were right, the end result will be exactly what I had imagine and that is to profit from the deal.  You'll need to have exit strategies but personally exit strategies in my opinion are only there to remove your fear so that you will get into it.

@Vamshi Ananth  The zip code of 95824 is in my neighborhood of South Sacramento.  I don't live there but use to work as a banker at WFB in that zip. It runs east of stockton blvd to north of 65th pkwy and from south of Fruitridge.  Anyhow if you ask a general question, you'll get general responses like, yes its decent and depends on what you plan to do.  

If you are looking at this from a rental point of view - I would say that the ratio of tenant to homeowners in this zip code is that it is pre dominantly tenant/renters.  The home values in this neighborhood is priced anywhere from $125K (low)- $240K (High) fair market value.  

if you plan to flip this home - you'll have to make sure you comp out your values carefully because the bordering zip codes such as 95820 and 95817 are oak park and oak park has been name one of the locations in sac that has more crime and drugs (previously).  However on the flip side, Oak park has also been one of the up and coming locations in Sacramento and the revitalization of oak park has been tremendous.  The community in Oak Park alongside Broadway has urban developments filled with coffee shops, boutiques, eateries and even brewery.

Sounds to me like it's a small issue but none the less, I would due more due diligence by either running it by a professional home inspector and getting a thorough report. Most of the time home inspectors will just recommend to further evaluate by a license professional so it doesn't really help much. If it's just around certain places, it's most likely just home settling and can be repairs with new tape and texture. I've seen a foundation issue it you'll probably notice it as well and will look much more dramatic and raise concerns. Sometime it's starts from the foundation of the concrete slab so be sure to check the foundation slab for large cracks or noticeable settling. That should be an indicator it's much more than just minor cracks. Good luck

Wow - Thanks to all the responses.  It gives me a better idea on this topic.  I will commit to learning more and actually attend some of these sales and try to meet someone local and see if I can get some one on one training or help.  I will definitely reach back out to some of you guys who's been in this arena for personal advice.  Seems to me like if you put 100% and truly make it work, there is opportunity in it.

Hi BP community, I know lots of you have various experience when it comes to real estate investing.  I would like to find out more about your experience specifically in the tax lien sale/auctions.  I have done some due diligence on my part but I know there are more to it than meets the eye.  

What I would like to know are: 

1) What are your personal experience with tax lien sales if you have done any before. 

2) Is there any golden rule to buying tax liens

3) What exit strategies can you prepare to help when buying tax liens

4) If you have bought tax liens before and have run into an issue or problem, what was it and how did you problem solve the issue.

5) What tax lien book can you recommend if interested in tax lien.
