@Nate Gottesman I agree with the previous post. I would add that you should vet your mentor. Make sure that he is also committed to making you successful. Some "mentors" are just happy to put $ in their pockets and push their program. Hope this helps

@Rigo V. Duplexes are considered residential. Therefore it will most likely be valued by an appraiser on a sales comparison approach not an income approach for 5+ units. Ask your local appraiser.

I would compare it to SFH. People may be willing to pay a slightly higher premium because its an income generating property but your not going to be valued like a commercial building. no need to go back years for comps

@Ashok Sahu I have used Washington capital partners on a couple deals. They are a pretty solid lender. I am getting 9% on my loans

@Matt Altrich I think in general, it is great practice to vet your sponsors. You are absolutely right! Everyone wants to be a sponsor these days but few have the track record or the team to execute. I would continue to do some networking until they right team comes around

@Mike M. It sounds like you may be interested in Baltimore since you are not too far. I am originally from there and Baltimore is typically a city you can see high cashflow. I would advise you strongly to learn the area as Baltimore is a very block by block city. But you can find 2-4 units that cashflow and a lower barrier to entry.

Hey - I would immerse myself in bigger pockets. Alot of my foundational knowledge about real estate investing has come from bigger pockets. As far as a specific course, I would recommend figuring out what your niche is and focusing on a specific strategy. There are many different ways to get into real estate and not being focused starting off can have all over the place and unfocused. Hope this helps

Hey Mark, 

I use upwork.com for VA's. In my experience from working with multiple VA's, you would have to train them to have the same eyes you do on what is a "good" deal.
