I am looking for a photographer that also can make a floor plan for me as well. The previous company I was using went out of business.

Thank you both for your replies, I apologize for the delay in responding. The current company I am using keeps adding multiple expenses after a thorough "turnover". IE new tenant complaining of dead light bulbs, light fixtures painted over, missing dryer hose, steps loose, etc. I finally got the company to advertise one of the units on Zillow with poor photos, thankfully received 2 applicants at the low price point... I am expecting many more "issues" after a turnover on the other side.

The owner is now distant with us. We had promising expectations with the company we are with, to be only sorely let down. I don't believe our demands were high, don't place a deadbeat in the unit, have a proper turnover, don't nickel and dime us ($240 to remove a pile of sticks...), advertise the unit so it is not difficult to find, and open channel of communication when needed. 

Once we pay off our "turnover" debt with the company, we will be switching to one of the above companies. Was a mistake to entrust our property to this company.

I don't want to make it seem like we are unthankful for property management companies. Our house in Michigan has been managed by The Home Store Site for 11 years, multiple turnovers, multiple tenants with no difficulties. A fantastic company I am happy to say. Just hoping to have a similar experience in Indianapolis.

Can someone visit and view my property 4913-4915 E Michigan St? The house has been on the market for 4 months vacant, both sides. I really have doubts about my property manager and all the money I keep putting into the property. For example, I spent $10k turning it over a unit, the property manager places a bad tenant (3 months) and then I have another $5k turnover for the same unit!

I would greatly appreciate any help as I am a remote investor (military) and restricted from leaving my current area in Virginia due to COVID precautions…

I am willing to reimburse you for your time.

Also I am looking for a good property manager in the area.

Hemline is not made for remote investors. Better off with full service property manager.

I’ll leave this here. Please turn the TV off and educate yourself before spewing conjecture. Look up why the mRNA vaccine never passed animal trials in the first place. A hint would be antibody dependent enhancement…

Regarding FDA approvals, look up Vioxx. One simple example of why not to trust the FDA.

I am not for more burdensome regulations on landlords and believe landlords should have more freedom in whom they rent too. But this is a massive violation of HIPAA and hope he gets challenged in court.

I don’t charge them for the cost, I am subscribed to the service though. I figure if it stopped one eviction, would be well worth its cost. Most of the tenants I have, have not opted into the positive benefits, only 1 surprisingly. I assume the reason for the lack of signing up is the need to upload photo ID and creating an account for the positive reporting.


The goal is for long term, good residents. Thought I would provide them a benefit will mitigating a negative. As military, all the places I rented never reported my rent payments.

@JB B. Try Landlord Credit Bureau, has the disclosures you SHOULD paste into your lease. It allows the tenants to sign up for positive payments, the negative payment reports don’t need their opt in.

All my tenants signed disclosures for it.

Different point of view here, my unique viewpoint…

Join the military as a RN, very competitive to get in, helps to be an ICU nurse or CRNA. Your joining bonus can pay off almost all your student loans in return for 3-5 years of your life, while making $70+k/year (O1) with no cost benefits except for dependent dental and life insurance. Pay jumps every 2 years along with promotion to O2 (year 2) and O3 (year 4). As an O3 you can be making 100k+ with 1/3 of that not being taxed.

Also get the power of the VA loan, healthcare for yourself for life, post 9/11 bill that you can pass onto your kiddos(worth 250k) or use on yourself. The military will also pay you to be a student if you want an advance degree as a nurse practitioner(~90-120k ish jobs) or nurse Anesthetists(150-300k jobs). Best of all, all counts towards the 20 year retirement, including time as a student.

Don’t worry, they don’t deploy medical before infantry. If your shooting a gun, it’s a bad day…

As a military member, you can see different markets around the country, and depending on the branch, move out there to invest locally. Don’t except to be in Wyoming as a Sailor, unless you do medical recruiting. But the shining seas are nice to marvel at.

Been using Hemlane now for 3months. The tenants enjoy using the interface, it is simple to communicate with them as a whole or individually, collect rent payments and see when they are in transit, offer CC payment options at tenants expense, track maintenance request, share documents, and lease the property.

Short comings are their financial portion. I tried to track finances on both Stessa and Hemlane. I have up on tracking on Hemlane… Stessa is 100x greater for this aspect. They try to integrate inspections, and the closing docs on their platform and doesn’t work well. Also no credit reporting, so I signed up for Landlord Credit Bureau at my expense.

Hope this helps, for now I’ll be staying with Hemlane.
