Because she has airbnbed they are occupying 2 rooms and I just want to get my property back but don’t know how to get her out as the person we rented to has vacated.

Monday the power and gas with be off as the tenant we rented is claiming she is out. Are we required to turn on power? Will the unauthorized tenant be able I turn it own and continue to live?

I wil contact some lawyers in la.

@Brian R. Tenant we rented to is willing to move and vacated the premises today actually.

Now we are just stuck with someone in our house and don’t know what to do. We don’t have their name contact nothing.

@Benjamin Tighe no sure if we have to. Tenants usually pay for electricity so the tenant we rented to is shutting off the power on Monday.

Hi, I have a property in north Hollywood ca that I leased out to a family.

They actually never lived there and were running Airbnb which I didn’t know about. Finally she informed me that she is leaving but she has people in 2 rooms that are not leaving even though she has moved all the other Airbnb furniture out.

How can I get these people who I don’t know and never signed a lease with not collected rent or anything to leave.

They have lived there for many months but I never knew what was going on and the lady o rented to paid me rent up h til now as she was apparently making lots of money renting rooms.

Will cops help me get them out? I don’t even know who is living on my property now. Since my renter us leaving she turned off the utilities too.

Hi, 

I am looking at rental properties in Troy, NY and I was wondering if it is legal to charge water for duplex without seperate meters from the renters. Where can I find some sample lease forms? Do tenants there pay for snow shovelling? 

I am new to East coast investing and want to know how the renting process in NY works if I buy something to manage it myself.

Hi RE Gurus,

We are in process of selling our house. We signed contract with our RE. While selling our agent was very positive and convinced that we should list at X and we will get overbidding of Y and will get for a total of X+Y. The sale price of X+Y seems appropriate for our area and house condition

Since last few weeks our agent has been sending us lot of selective data and trying to convince is that we should expect 0.4-0.5 Y. I say selective as i was able to find data that shows higher sale prices also. After some tense discussions agent stands by their suggestions and is saying that we have to go with what offers we get and see where the market goes. Maybe we will get Y maybe we will get 0.5Y.

Here is my concern. After done digging around i found that for the some of the selective data provided the same firm represented buyer and seller. Both agents belonged to same RE group. I also remember our agent mentioning out that they have prospective buyers lined up (previous clients who shows interest for our type of property). We are getting concerned that our agent is gaming the system and getting us prepared for a offer they think their fellow agent can make.

I am trying to find out what options do i have if we dont like any of the offers, even if these are above list price. The only relevant item i see is clause 12c shown below. If not taking a offer equal to withdrawl from sale?

We have given exclusive rights for 90 days. Wont i still be liable for the 5% brokerage fees if i want to stop working with the agent?

Alternatively can we start renting the property if if we dont like any of the offers and we are stuck with our agent for 90 days? Will that still be ok without paying the brokerage fees?

Is this legal. Can he get me in more trouble and get a permit now without my consent. He says hewill get permit and bring inspector and report other issues to cause me trouble of otger rhings like gas lines etc

I own a property in Los Angeles which has had plumbing issue with water flowing back from the toilets and this issue has been going on occasionally since last year. I spent 7000$ initially to change the plumbing line from yard to the street line with a plumber last year. Then this plumbing issue still happened again so I hired some one else who promised me that he knows the issue is lack of slope and can changethe remainder of the pipe for another 4000$. He did the work a few weeks ago and the problem still continues. I havent paid him because right before paying him this happened again where the toilets flood and get the carpet damaged etc with sewer water which itlsef is expensive to address.  Now he is hassling me for payment and telling me he will pull the permits tomorrow and get an inspector though the work is already done few weeks (not correctly ofcourse as the problem is still existing) and he is telling me if he did that he will get me in more trouble as there are unpermitted gaslines which I am not aware of as I just bought the property as is and havent made any changes. He is telling me if I dont pay him he will get me in trouble with the city by going and pulling a permit tomorrow.  I didnt sign any contract with him. He claims he is licensed. I hired him because of refeerral and now he says he couldnt slope it becuse that was not possible but has changed the line and I owe him money where as my pipe is still backing up every time we flush. 

Post: Water leak from Window

When i moved into a place landlord made me fill move in checklist while there was no power in the house. A few months later now in the winter the windows leak so much water inside that you can see streams of water on the window sill. I reported this to the landlord. Also, there is mold on the windows in the living room and bedroom will I be responsible when I leave next month. 

Also, I never knew the exhaust fan even existed in the bathroom. It looked like some sort of a closed vent so I always assumed that it was not a fan plus since I did the move in checklist without electricity I assumed there was no exhaust in this house. And now there is mold on the walls of the bathroom. Until now I have been living thinking this house just doesn't have a exhaust fan plus anyways it has a bigger water leak problem so I assumed it was the major water leak that is causing it. 

I am hoping I get my deposit back as I kept the house in good condition except for the water leaks from all the windows and walls as winter was really bad here.
