The sellers agent is staying We are not able to disclose anything that occurred to the home before our ownership. But they have it included in the listing as an additional bathroom. 

They have a bathroom included but it was not disclosed that we should check on the status or anything like that. we assumed everything was permitted.

This is in GA, Also we just realized the listing says 4 bed bath but county records show 4 bed 2 bath so 1 un permitted. Wondering isn't the owner suppose to disclose this fact. We just want to get out of the deal, do we have a way out?

I am not within due diligence as the offer was alll contingencies waived, as-is purchase. But we did not notice the sq ft was off by 300 as we didn't know the unfinished room is counting towards the finished basement. As an initial 15 mins walk thru we didn't realize, we relied on the listing to have been accurate. The county has 958 sq ft finished basement but really the finished space is only 600 sq ft. 

The listing also has an extra bathroom not on the county records. There was no note on the listing saying buyer to verify or anything.

We just offered on a house with all contingencies waived and after the depositing the initial deposit we realize they are counting 300 sqft of completely unfinished room with no ceiling hvac huge  unit in it and with all sorts of pipes taking floor space and ceiling space as a room of 300 sq ft.

This is misrepresentation as it makes the house so much smaller in the basement and we are already paying above asking by 50K. The listing matches the public records but that area is in no way livable. Doesn’t have heating/cooling and is junk space with the electricals no flooring no finished walls .


can we cancel this contract and get our money back.

I’m considering moving from California to Glen Allen Virginia with two kids five and seven year old. Do you think it’s a good place to live? How is life in Glen Allen? What is the best neighborhoods in Glen Allen for school and where should one live are there good public schools or what are the best private schools in Glen Allen or around? 

Post: Leasing Company not disclosing information

Hi! We hired a company to rent our place only for leasing and we will manage once it is rented. 

They are not disclosing information needed to approve the tenant. For example they are just saying the credit score is above 650. They are not disclosing proof of income. How can we approve if we can't see the information. 

They claim it is private information and can't be disclosed. Then how do we decide if we should rent to the potential tenant and not just rely on their review.

We have a house 3b/2b that was damaged and we had to evict the tenants. We made an insurance claim for the damages and are looking at 100K in damages. Looks like insurance will cover the repairs as per our policy. My concern is has anyone made such a claim? What are the downsides of this? 

Will the monthly insurance sky rocket if so how much?

Thank you all. Luckily it was not a very big issue. Got it resolved by just hiring a plumber.

We just noticed saggy ceiling from water leak from upstairs bathroom. It is a duplex. We dont have insurance is it possible to claim insurance if we buy today as we were about to buy it this week. 

What are some steps to take to avoid further damage? 
First time we are dealing with this kind of issue. Should we shut the whole house water off?

We have squatters in our house. They are reporting mold issues after squatting the house due to covid for over a year. For the past year they lived they never reported anything to the extent that due to fear of eviction they are now reporting mold and the property is completely damaged. The cabinets are destroyed from how they lived, the bathroom vanity is destroyed. When they are now reporting the mold issue to us for the first time, clearly the damage doesn't look recent, the property hasnt been cared for long over 1 year at-least. We were not aware of condition inside as they are squatters living for free due to covid until they feared eviction coming up. The condition at the point they are reporting is very bad as all vanities and every single lower kitchen cabinet needs to be replaced. 

Who would be responsible for this? House has a 70K damage with everything inside destroyed. They are reporting us but to be able to take care we need them to leave. Can we justify later the delay in fixing it after we evict them. Would we be asked why we didn't fix mold because its not even feasible to fix without taking 1/2 the house apart.
