@Polina Goncharova, welcome to the wonderful world of real estate...in Chicago! This city is great for many reasons, including real estate. I'm excited that there so many investors from Chicago. I may be in search for a CPA in the near future, hopefully we can talk about some of the services you provide. Hope to meet you at one of the many meet up groups that local investors hold.
I'm glad you joined BP! especially through the Podcasts, which I believe have really good nuggets of information and it's awesome how the guests are everyday investors that have had success in real estate. It can be comforting when you hear regular people doing so well in real estate.
@John Hauser I'm glad you decided to invest in Chicago being from Fairfax. I was actually there this past weekend. It's a nice little town. I also went to "Old Town" Alexandria and as I was walking through those streets, I couldn't help noticing so many realtor businesses, including a Coldwell Banker and a commercial real estate investing company called WRIT, heard of them? Anyway, how's the real estate market over there?

This is what I was talking about! Thanks for planning these, @Brie Schmidt!
As of right now I should be able to attend both! Looking forward to meeting local investors and sharing all about real estate!

I'm guessing the week of March 10th at the earliest. We can set up a time then to meet at your Downer's Grove office. Looking forward to meeting with you.

Welcome @Joey Nakayama I probably don't have to tell you this, but you made an excellent and not to mention a very smart move by acquiring a property and moving into one of the units. Also I agree with @Sharad M. Irving Park is a very nice neighborhood and I'm not surprised that you have kept it occupied.
I like your ambition to explore new investment opportunities and for joining the BP community! Congrats on the property and I wish you all the luck in your future investments. BP is a great place to gain knowledge regarding new investments and strategies from all kinds of savvy investors.
I'm from the Chicago area, as well. Looking forward to meeting you in one of the networking events that are held from time to time.
Great thread! I agree with everyone's point of view on this. I believe there is great value in having business cards with your business name, but do not let this be a hindrance to your networking and getting out there. I have business cards with my name, business entity, and my picture so people can put a face to a name (add a personal touch to each one, i think).
So I encourage you to take action and start looking into getting a business name/entity, but take the great advice from some of the people on this thread and make your own business cards for now with your name and contact information. That way you at least have something to get started with.
As you start building your experience and network you can think of a business name and register it so you are able to close deals with your business entity.

Welcome to the BP community, @Carl B.
Even though it was a hobby in 2012 you stuck with it and reaped the benefit in January. Imagine a year from now if you turn that hobby into a business. Keep up the motivation and the hard work. Perseverance is the key to success!
Glad you joined this great community full of resources and people that are willing to help their fellow investors.
Congrats on the sale of your first lot!
On to the next one :)
@Carl B.

Hello @Elizabeth Joiner, your first deal...sounds exciting and scary at the same time. Please keeps us posted as to how it all pans out. I'd be interested to hear your strategy and the outcome of the deal once it's all said and done. Good luck!

I'd be interested to see what it's all about. Always up for information about Chicago's market and networking with other investors from the area. I agree with Brianna. Moreover, I feel like any sales pitch will definitely turn off a lot of people and they will never come back. Keeps us posted, Delfin. Thanks.

So John how do you actually know how much to put the seller under contract for if you get your estimates after (during the 5 day inspection period)?
