I'm looking for a responsive, efficient attorney that knows about the different real estate strategies out there (i.e. fix and flip, buy and hold, assignment of contracts, etc.) and is active in the real estate community here in Chicago.

Does anyone have suggestions of a good attorney that they know and/or use themselves? Please let me know, as I would like to get in contact with them this coming week. Thank you!

Great posts @Wendell De Guzman and @J Scott!

These are key concepts that every new RE investor should know and get a handle on. J Scott, I liked what you said about partnering up with an experienced rehabber, that is a great way for both parties to benefit and gain something out of the deal. I just wish there were more investors like yourself, as Wendell stated.

Thanks everyone for the warm welcome and support. I've been reading several posts and I really like how the BP community is eager to help one another (even if it's sometimes telling someone they are wrong). It's like having a brother on these forums, always telling you like it is, only it's mainly about real estate investing. I like people that can say it like it is, namely @Account Closed .

Thanks, Ryan for the good advice and the link (I read the whole article). I completely agree with you and Ben. I also believe that wholesaling has a definite place in real estate for the newer crowd. It's a good way to start getting the lay of the land, sort of speak. However, I do agree that wholesaling is not an easy ride by any means. People that wholesale successfully have numerous of tools under their belt that help them become successful at it. Like any other strategy in real estate investing it takes time and hard work to develop, but it is one way (not THE way) to get started.

I also agree with what you said..."It is going to take time, dedication, effort, sacrifice, etc. it is WORK. as it anything we do in this arena." I'm not a stranger to hard work or sacrifice. I didn't become an engineering thinking I was going to get by sitting on my butt, watching TV. I have made sacrifices and put in the time to achieve my goal and I plan to put the same effort, strength, and hard work into real estate investing.

So doing your due diligence in terms of investing is the key to success, in my opinion. If some wants to be a wholesale they have to put in the time and do their due diligence. I also believe there are many other ways to get started in real estate investing, that I can't even think of. That's why I would like to get together, Ryan and discuss in person. When is the next REI club meeting you plan to attend. I'm out of town this week, but I'll join you for one next week, if there is one.

Again thank you Ryan, Micheal, Brianna, Wendell, J. Martin, Paul, Caitlin, and Laura for the nice welcome, the good advice, the great resources, and the best wishes. If you're a local hope to meet you soon.

Hello BP Community!

My name is Xavier Yepez and I'm a part-time real estate investor out of the Chicagoland area. Currently focusing on wholesaling and networking in order to build a top-notch, quality team around me comprised of knowledgeable investors, realtors, attorneys, contractors, etc. I started a real estate investment company with my two brothers this year, we have just started the adventure!

I have an engineering background. My twin brother (we're fraternal twins - we don't really look alike) has a finance background and my younger brother has a communications/sales background.

We are looking to gain experience and knowledge through wholesaling and quickly move into rehabbing properties. This is why it is crucial to have people behind you, who you can depend on, that work efficiently and are motivated to succeed.

I look forward to meeting/networking with many of you and partaking in the wealth of knowledge that is the BP Community!
