Good morning BP brothers and siters.. I am currently analyzing a burn out property for potential complete rehab. I have never done one before, but I have seen that the opportunity can be great and bad. Property is in a good community with ARV around $190 - $215k. Will this be considered new construction if I level the entire structure? What zoning issues will I have?? What special permits and local committees will I have to deal with?? There can be so many pitfalls if I don't tread lightly.. But the numbers look amazaing. Still again, it could be "FOOLS GOLD" Should I turn this over to a more experienced investor and learn from him or her. BP brothers and sisters, can you way in on this. Any comments would be greatly appreciated. Continued succes to you all.

The deals we are looking for at this stage are mainly great cash flow deals,

These deals are good to get us going in Baltimore because we have a high demand. 

These propertties must be easy to flip after we put a tenant in, there are many investors applying to our group looking for those kind of deals.

We are looking for properties in decent areas(stable neighborhood) between $15K - $45K with repairs between $5K - $25K,

Total investment of $60K max( price+repairs) and it should be 20%-30% below market value, rent should be $900-$1200.

The cape rate must be very good - over 10%.

My business partner and I know that it is not very easy to find those deals but we know that they are out there and we’re going to find them and compensate those that do also.

Any other great deals you have please send them to us, for great deals there are always a demand at our group.
