I recently moved from MD to Wilmington, NC. I tried wholesaling in MD and had no deals, but I learned a lot along my journey. I had a chance to talk to UNmotivated sellers, visit courthouse to look at Probates, evaluate houses, mail out yellow letters, scott out vacant houses, network and meet lots of people in RE. Now that I am in NC I am hoping to learn more and meet others in the industry. I am finding there are not many REI meetings held in NC. Any suggestions??

I am moving from Maryland to North Carolina. I have been wholesaling since June of last year. Haven't close a deal yet! I have been mailing out postcards and yellow letter. Been to a few houses to evaluate (which was great experience) but never any concrete deals. After spending so much money I would get frustrated and stop for a month or 2, then dive back. Same results. No Motivated Sellers or a more experienced wholesaler or investor would seal the deal.

I am moving to Wilmington NC soon. Hoping for better results. Should I do anything different. I may want to focus on Tax Liens. How do I obtain tax lien listings in NC?

Do you think a Wholesaler needs a business plan. I was reading the guide for beginner and it focuses on the REI. I was wondering how should one write a business plan for Wholesaling?

@J Scott I have always wanted to buy & flip. Never really wanted to get into the wholesaling, but the guru's made it seem so easy and fast money. NOT!!

@Raul Chavez This very helpful although I don't understand completely. Because I don't like following the crowd and my gut tells me to think big and to take a different route than yellow letters/ direct mailing for absentee owners, that's what I am going to do. What is "vanity number?"

I have tried Real Estate Wholesaling and I find it to be too much work and not enough money. My ultimate goal is to be an Investor and Developer. Do I need to go to school to accomplish my ultimate goal?
