Thank you so much guys for the advice and encouragement. @Shariyf Grevious I am familiar with all of the guys listed.I have attended The Real Deal and other Meet ups. I will do more marketing at least 400 yellow letters a month, which I wasn't doing that many!!! @Tim G. no I don't have cable, but I get your point and those words really hit home and were an eye opener.

@Shariyf Grevious how many do you suggest I send out? I want to continue. Really wish I could go straight into investing, but can't afford right now.

I was doing yellow letters and going out to homes doing repair evaluation, but never got a concrete deal. I am now thinking about purchasing a mailing list and having the company mail out the letters. I was doing it myself in past. Going to probate courthouse getting names, a friend gave me a list to send letters to, driving scouting houses, etc..... I don't have any family I could or would even think about asking for a loan. I don't want to give up, but I don't want to keep wasting money. Thank you guys so much! @Shaun Reilly I am all open to suggestion. Jon yes I have considered get license, but I am really not interested in that. i know it has it perks, but not that much!

I have been doing the wholesale thang since July 2013. It's now February and No motivated sellers. I am ready to get into REI another route. I feel like I am wasting money in wholesaling. What other routes can I choose from with little capital?

Is it wise to be an Real Estate Agent and Real Estate Investor. I never really want to be an agent, but it seems you have access to more information being an agent

Thank you so much everyone! So much to learn!! I have been sending out yellow letters. I don't seem to be having any luck there. I get calls, but no motivated sellers. There's got to be a better way!!

I have a friend that says he use to buy mobiles for 5k and sell for 7-8K. He had to sell before the ground rent was due

What do you think about investing in mobile homes? I hear its really easier than wholesaling. I am getting really frustrated with the wholesaling thing!! All the mailings and non motivated sellers.
