Welcome to LA and welcome to BP! An easy way to get started in the LA market is to go to open houses in the neighborhoods you want to invest and look at what buyers are willing to pay in that area. Each area has their own unique demographics and can be entire studies of their own. Also meet up with some of us on here and go to some REIAs.

Just went to a culver city REIA at the veterans center on overland and culver. Happens the first Tuesday of the month. Great place to meet folk and learn a thing or two.

@David Jenkins Not sure if I skimmed past this but does your 3300/month include PITI, vacancy, CapEx, and property management?

If it doesn't then I would raise caution with looking at your cash flow of 750. With vacancy of 5-10% alone your looking at 4200 rent - 3300 (PITI) - 330 (Vacancy at 10%) - 250(CapEx/SFR (guestimate)) - 330 10%PM = -10 Cashflow. If you refi with 3700 PITI and 370 vacancy then that falls to -450 CF.

yellowletters.com handles all of that for you. Just set up a file with the following headers (Property Address, Property State, Property Zipcode, Owner First Name, Owner Last Name, Owner Mailing Address, Owner Mailing State, Owner Zipcode) and they should be able to figure it out from there. Any questions just call them.
