I have heard that currently an individual can not get conventional financing on more than 4 properties. If you have 4 under your name and 4 under your spouse's name then that max turns to 8.

Seems like you have a lot of hats on in your current careers. If I were you I would study up on REI and see how you feel in 6 months. If you still have the urge to get into REI then jump in with both feet. Don't get caught chasing shinny objects and trying to do a hundred different careers. You can always focus on getting your income/career path stabilized and excel at that one stream, then study and REI after-hours. You will be able to benefit with W2 income when applying for loans and you will be able to better manage the risk ahead.

 @Fernando Corrado Looking for this information as well. I noticed there are not many meetups in the San Fernando Valley other than a few in Sherman Oaks but we might consider getting one started.

@Chris Heeren 4-5% is amazing let alone the 7.9%.

@Ian Walsh I am constantly digging and trying to understand what solid deals look like. I know the deals are there its just a matter of changing your tolerance and perspective. I posted this to see what class of property others strive for to get positive yields and see some actual data.
