There are both good and rundown pockets around there. You really have to drive the neighborhood to get a feel. The 210 Curves when you get into Pasadena.

@James You I would beg to differ. In the southern Altadena just east of the 210 it quickly turns into a C/C- neighborhood for some reason. Be cautious if you buy East of 210, West of Lake, North of 210, and South of Altadena.

Not sure about IL but in CA escrow companies and an attorney can handle this for you. Or work with an agent.

Cut all expenses, don't eat out, get a raise at work, get rid of fancy cars, borrow against a retirement account, look for private money.

what are the 2500 in repairs? Any liens or title issues? Any city ordinances or encumbrances you should be aware of? Hire an inspector.
