Looking for Private Money or Out-of-State Investors

So here's the deal... I have been wholesaling houses in the North Louisiana area for 3 years now and have done quite a few deals. As you may know, this entails finding distressed houses, putting them under contract, and flipping those contracts at discount to investors looking for fix and flips or rental properties. However, I often come across houses that may have good `bones' but need more repairs than my investors are willing to put in. These houses are usually extremely cheat and I've been looking for a contractor willing to put in the labor as sweat equity that would allow me to purchase the houses, fix them up and then, flip them to my investors at a higher price point. I just recently found that contractor. NOW, we are looking for private money to make the purchases and buy the supplies to which we are willing to pay 15%-18% ROI. This is ideal for those looking to get their feet wet with out-of-state investing but don't want to go all in with purchasing properties themselves just yet. Let me know if interested.
