Welcome Chris! You've found a great place to learn from other experiences in all aspects of Real Estate. Feel free to add me to your wholesaling distro list. Having the flipping background and experience, I'd assume that you may have a rehab crew or two, or at the very least some great subcontractor contacts. If you're open to sharing, I'm in need of a few trustworthy reputable guys. Thanks in advance for your time and welcome to BP!

@Chris Sickler

If you want to send me the address in a PM, I can look at the actual house and neighborhood and give you my .02.

What does your property evaluation say? How's the roof, AC/furnace, plumbing, electrical, Windows, etc?

There are several guides on BP that will walk you through expected lifespan of each of these big ticket items. If you can't find it let me know and I'll help you hunt for it.

welcome ruby!

There's so much confusion on this topic. I've been told by my lender that if I put my LLC's name on the title then it will trigger the DoS clause. However I'm not excited about carrying properties in my name, one denied claim away from really bad times...
