Hi Bigger Pockets,

I've got a cute 3/1 for you. It's on the end of a quiet cul de sac. It's in a great neighborhood. It needs updating kitchen/bath, flooring, & paint. I would keep it but I have no people/connections in Mount Vernon or St Louis . The previous owner has passed and I'm helping the heirs sell the home.  Please reach out with any questions/comments or for pictures.

Owner financing is possible with the appropriate down payment. 

List with those 3 and you'll be fine! Craigslist will deliver most of your traffic.

I'm pretty sure Bill Syrios was also on a webinar. Although his fluctuated between Oregon student housing and KC if I remember correctly.

I've allowed wall mounts in my units. However they must be installed by my handyman and I set the expectations that they have 2 choices when they move,

1) Leave the wall mount

2) Take the wall mount and repairing the wall back to original condition will be done by my handyman and will come out of the security deposit.

I've received no push back and my tenants are happy.

Have you evaluated your competition? What else is for rent in the neighborhood, what's the rent in comparison, what arethe amenities of the house comparable to your competition? Possibly start advertising that it's a 6-month lease with bonuses included, 1 month rent discounts, big TV giveaway with successful tenant placement? Possibly an expiring additional bonus to the PM if it's rented out by the 1st?

There's no point to posting a negative comment that doesn't help the situation. Yes she's in a "less than desirable" area, that's obvious. But she's in a very painful situation and looking for help, I know there's enough talented and experienced individuals on BP to guide her through this.

Elaine, my GC and I will drive by the properties on or before Sunday, I've already PM'd you to get more info and see when/how we can get access. Whether it's evicting/rehabbing and sourcing new tenants or selling the properties outright I can help you evaluate your options once I have more information.
