 I would recommend in your neck of the woods and self manage the property right out of the gate. I believe that you have to stub you toe and learn what's really required in this business. Then once you've had a little experience, you'll be able to walk the walk and really hold your business partners/employees accountable. Hard to do that without the experience.

You know the saying... If it sounds too good be true, it probably is. I'd proceed with normal tenant due diligence. Don't deviate from your normal processes. It's very rare that anything good comes from exceptions or unique situations.

More details would really help, where are you moving, what are the details with your current home, payment, equity, what's it going to rent for, current family situation. So many questions. When asking for help, tell a story with way too many details! That will help all the "much smarter than me people" share opinions and guidance.
