MAREI is full of movers and shakers people actually involved in investing. KCIG, the one meeting I attended was a guru pitch fest.

I charge $50 late fee and $20 per day. I am a weird property manager (and owner unbeknownst to them) though, I actually sit down with every tenant and review the entire lease with the them (highlighting each paragraph) to make sure they understand what they are signing and what the expectations are.

I haven't yet. Here's in KC I'm blessed to have an incredibly strong rental market so I found several great tenants without needing the Spanish speaking solution. However, I see a tremendous opportunity to become "the guy" who specializes in supporting a fantastic hard working / family oriented culture. 

it's required via my lease. But there's no process to enforce/verify short of asking for a copy at the start and verifying word of mouth if they have it in place.

I would say it is, I own property in some of the "bad" zip codes, but that pocket of the neighborhood is fantastic. Also there are some pockets in good zip codes that I wouldn't walk around after dark. I would recommend connecting with a local investor and going over you specifics needs/wants.

@Miguel G.  You may have better luck with more details in your post. What specific jobs do you have needs for right now? Do you have a property that needs a painter, tile work, or a new roof. Each of those require a different contractor. Most investors will share a good subcontractor that fits a specific need that you may have.

The 5k is $25-$35 per month difference depending on loan terms. I would go for it! if it was a good enough deal to offer on, it's a good enough deal not to walk away from.
