oh man I love this question! I live in Dana point because I was raised near by (laguna hills), and because of the weather, beauty, and most importantly, waves. 

I've often thought 'man if I inly lived in *enter city with cheap housing* I would do so well!' I've been flipping for 5 years but still can't justify buying a house of my own.  If I ever were to move away (which I don't plan on) Id go somewhere I could buy land, and hunt and fish and buy rentals / flip.

Hey Melissa, I'm not sure what sites you've looked at but you're not going to find anything 50% off around here.  Even at the courthouse steps you're looking at an 80% average right now.  What info are you looking to get?  Foreclosure radar is really good for tracking NODs, sale dates, etc.  If you just want a list of what's going to sale at the OC courts you can check out www.priorityposting.com or www.servicelinkasap.com/QuickSearch.aspx it's harder to search but they're free

Hey Ruben welcome!  I'm kinda in the same boat as you, wasn't ready to buy back when the market was down, now I can't justify buying at the current prices.  I've been investing in fix and flips in the mean time, trying to build up the cash needed to start a family in south OC.

If it was me, I'd rather live in Rancho Cucamonga, Ontario, or even down in Corona than San Bernardino.  San Bernardino isn't great.

Hey Christopher... what about the San Bernardino area are you looking to find out?  Info about investing?  living?  It's not the nicest of areas, and home prices will reflect that.  But lots of opportunity for flipping and buy and hold, although I have had friends complain about it being difficult to find good tenants in some areas.

We buy in socal and we're usually at 75%-78% of arv, not including any repairs

But if it was me, i'd sell the rental (or refi it out), pay off principle residence, and then buy awesome rentals for the rest of my life

Most of the properties we're looking at are selling between 75%-80% of ARV, with some going up to 85%
