Post: Absentee Letter Template?

I have been fix and flipping properties from the courthouse steps for the last 5 years and now that things are slowing down, I'm going to send out my first batch of letters to absentee owners. Does anyone have an example of a typed letter (maybe word doc) that they have been successful with and would be willing to share? I looked around in the FilePlace but only saw an example of a post card (which was very helpful)

Michelle (or anyone)-

I was presented with a manufactured home on land to purchase as a rental here in southern california. I have no experience with these and were wondering what I need to look out for? I could get it for a little under market and it would cashflow great. If this was a SFR I wouldn't think twice. What are some common mistakes or errors that investors make on these?

Also, I'm being told that there are no association dues or any monthly fees. Is that normal with manufactured housing on Fee simple land?
