Hey Sean,

I recently sold 3034 E Side Blvd, LA.  You could see Evergreen Cemetery from the backyard and it ended up selling $37k over list price.  

Also I recently bought an 8-unit on Washington in Pasadena. There's some great pockets in Pasadena! I'd be happy to share our proforma rents if you want to compare with your numbers

Hey Simon!

I'm an investor in SoCal and I do have my license. That being said, I RARELY use my license when acquiring a SFR Flip. I always give the listing agent the option to represent me as the buyer. And most of my properties come from trustee sales, off market, or wholesalers which no license is needed. When it comes to listing the flip on the backend, it never hurts to have the agent who brought you the deal sell it for you.

That being said, I'm glad I have it and it does come in handy.  The extra disclosures needed aren't a big deal.  If you want to be in real estate, I would suggest you get it, but I wouldn't expect to need it to buy fixers.  \

Hi @Roy Lam I buy properties at the Trustee Sales in LA and we use http://landlordeviction.net/about.html for all our evictions.  Ask for David he's very nice and will give you great advice.

Hey Catrina - I have found some good opportunities lately in the Long Beach market.  Especially north long beach and downtown.  These areas are  really improving from what i've seen the last couple years

I agree with @Brian Ploszay ... I don't see signs of a "Financial Crisis" in the near future, but prices do seem to be at the high end of the cycle

For apartments we go off of cap rate, and then also check and make sure our price per door, price per sq ft and rent/ ft is all in line with the comps

@Karen DiNapoli I'm in the same boat as you.  Contemplating something like a cheaper duplex in Long Beach or looking for more units out of state somewhere.  I'm interested to hear what other experienced buy and hold investors are doing

Whatsup investors!  I've been kicking the tires on some lots in east nashville to build on.  Is there a lot of that goin on in 37208?  Would love to network with any investors / agents / wholesalers who have experience with lots or new homes

Hey BP world!  The team i work with has been buying up apartment buildings in Long Beach, CA and we're looking to expand.  I'm looking to network with apartment brokers that work in Huntington Beach, Laguna Beach, Newport Beach, all the way down the coast to San Diego.  We're buying value add opportunities in these markets.

We're also looking for brokers in the Inland Empire for buy and hold apartment buildings.  Any referral you may have is greatly appreciated!

Hey Jennifer!  I wholesale from time to time in LA.  I don't do any marketing though I mostly network with agents.  I also buy from a few wholesalers around here and for them direct mail works pretty well
