Thanks @James Wise for the suggestion.  I will certainly look into the BP marketplace. Do you have any experience with obtaining deals through the marketplace?

Hi BP,

For those of you who have used Memphis Invest (either from in-state or out-of-state), can you please provide your feedback on your experience with them?  What's the process like?  Was your experience smooth, bumpy, full of questions?  Are they a reputable company that is committed to their work and working with you, as the client?

That would be awesome Austin Fruechting . Thanks. I've been thinking about that magic number and trying to calculate it. I am not all about the rolexs and lambos as those wouldn't provide me happiness. If anything, I would probably be stressed out more by them haha

Thanks Tom Ott ! I haven't narrowed the markets down yet, but was thinking geographically in the south (maybe Atlanta) or the Midwest. Haven't decided yet. I read through your articles and was wondering how I would research confirmed pre-boom markets. Are there tools for that?
Congrats Austin Fruechting ! Happy to hear that this can happen! I have yet to purchase my first property but looking forward to what this journey will bring. What kind of cash flow did it take for you two to fully retire? Feel free to PM me as well if you'd rather not share here. I'm looking into the buy and hold strategy as well. Congrats again!

Hi BP, I am completely new to REI, but have been reading the BP blogs, discussion boards and listening to the podcasts for the past few weeks. A lot of good information and am very excited about REI and what it has to offer. At least to start off with, I am looking for some advice on what next steps to take in researching into the first REI property. I've narrowed down my niche to single family homes or small multi units (2-4). The strategy i like the most is to buy and hold and rent (and likely renovate in the long run). Mainly looking for turnkey type properties. Will likely use a PM, which I know I will have to vet and vet and vet. I know there will have to be a lot of researching, vetting and so on. Can you guys suggest some good resources for finding properties, realtors, and PMs? I am most likely looking to invest out-of-state. Thanks! Ps any other suggestions/advice in starting off this very exciting journey would be appreciated!
