Hello! I am trying to find the ARV on a property out in the country but there are no comparable sales of a similar property. Does anyone have a formula or any other methods to calculate the ARV in these?

Just reaching out and surveying what Key Performance Indicators (KPI's) other Wholesalers are keeping track of when reaching out to a list of sellers. 

Which KPI's have you dialed into that lead to more conversions? Has there been any KPI's which you were following that ended up being useless to follow?

Hey,

I am looking around for CRM's to manage my leads which also have some sort of call recording extension. Recently had a VA go through the list I assigned and they ended up making false notes from "potential" clients.

It's not that complex.

The rules are as follows:

Rule #1 - When you have a signed PA, the buyer and seller can't change. Whoever HUD agreed to sell the house to, is the only Entity that can buy it.

Rule #2 - You can't "change" the Buyer, you can however "sell" the buyer.

Make the offer in the name of an LLC. The LLC is the Buyer. When you get an accepted offer, before you close, sell the LLC. The new owner of the LLC closes...the buyer never changes.
