Hello - I am putting together a deal where the property has to be demolished. What would be an appropriate range on a bid for a teardown of a 1000 sq. ft. structure with no basement?

I am trying to sell for the value of the land - has anyone else been through a similar experience?

I feel you! It seems like making the introduction and touching your database multiple times a year builds momentum.

@Winston Jimenez II follow up is the business system. With out it you will do deals here and there but consistent and disciplined follow up is how successful agents do the most business.

I love it - working your database, and circling back seems to be the way!

How has your follow-up system impacted your business since implementation?

Hey everyone - I know this is a long shot but has anyone ever pulled an Executor of Estate or Probate List from the county or online?

We were talking about it in the office and wanted to know if anyone had success doing so.

Hey Matt - Congratulations on making the decision to house hack. I was looking to do the same earlier and found out that you will put down less money with the FHA but you'll have the PMI requirement for the duration of the loan. If you have the capital to put down 20% for a conventional that would be the way. Also a lot of people selling their duplex / multifamily homes won't look at FHA because of the appraisal rule.

I'm also in the Des Moines Area - give me a shout if you want to talk more about the topic over coffee

Hey I work with a property management company and also come across a few investment properties monthly in Des Moines! Let me know if you are looking in the area and need some boots on the ground! :)

Hello!

I have been reading through the BRRRR method and was wondering if detached structures are included in the homes square footage. If not, what do you have to add to ensure it is included in the square footage?

Let me know if anyone has had any success doing so!

Hello!

Have any investors here participated in Real Estate Syndication? If so how did it start? What did you look for when working with other investors?
