@Drew Sygit Thank you for clarifying this for me! That makes sense that the practice of having property management pay off the loan is frowned upon and even illegal in several states.

As the owner of the property, what are some key factors in having a productive relationship with a PMC?

@Jim Pellerin Thank you for summarizing! I went through the article and got a good foundation of what underwriting is.

Hello!

I have been seeing job postings for Acquisitions Analyst and a recurring requirement is underwriting for acquisitions. I understand what an underwriter does in a traditional sense but what are these investment firms looking for when hiring an Analyst who could do underwriting?

Hey @Andrew Garcia! Thank you for that I haven't put that together yet.

With property management in place, does that allow for you to have the rent roll managed and then applied to the mortgage on the property?

As for the title company, do you build working relationships with the attorneys to streamline the closing process?

Hello!

I was just thinking out the process of BRRRR and was wondering who other investors have on their team. Off the top of my head, I assume that they have general contractors, realtors, a mortgage lender who can do a cash-out refinance, and also a cash partner/ hard money lender.

Did I miss anyone on my list? Would love to hear other's thoughts!

Thank you for your response! If you use a hard money loan to purchase and fund the fixing of the property, is the refinance used to pay off that loan and claim the margin from your work on the property?

Hello!

I was reading about the BRRR Method and wanted to hear from the perspective of investors who have successfully utilized it! What down payment did you start with on your first property and how much did you make initially?

Hello!

I was talking with a coworker and we were trying to figure out how realtors get to list multiple lots at a time for new housing developments. How would you approach land owners & home builders to do so?

I know this post is old but did you have any luck with pulling the water list? I checked the utility lien feature on Propstream and still was not able to get any information.
