I stay away from Detroit in general. I don't look like I belong south of 8 mile...

You could probably take care of this yourself. Just be sure to wear a respirator rated for organic materials. You could also wear one of those suit things if you are allergic. Then just tear out any affected materials and toss them in the dumpster. You can spray surfaces with mold paint or concentrated hydrogen peroxide before replacing the materials removed.

What about concentrated Hydrogen Peroxide? It seems to get urine out of wood pretty well.

I would try a mixture of one gallon of bleach, one cup of TSP, and two gallons of water.. Just try not to get the solution on your skin.

I recently acquired a 3-unit building.  Two of the units and the residents living within are great.  One is terrible.  The unit is in awful condition, likely because there are too many people living in the 2-bedroom unit (at least 3 adults and 4 children), and their lifestyle habits have caused them to break something almost weekly (shower mixing valve cartridge, rails, cabinets, stairs, etc.).  To top it off, they leave trash on the lawn, for which I must pay the city to clean it up if I don't get to it first.

Can I simply quit their lease for the sake of renovating the unit?  To me, that is really necessary.  If the city inspects, and they should soon, I'll have so many fines by this time due to the damage wrought by these residents.  Or, should I attempt eviction on other grounds?  Currently, they are late on rent, so it may be that I wont need to worry about this.

Any comments will be appreciated.

Yes, you can evict them for causing damage or a health hazard at the property, using this 7-day notice to repair the damages or leave: http://courts.mi.gov/Administration/SCAO/Forms/courtforms/landlord-tenantlandcontract/dc100b.pdf

But don't follow me is what I tell everyone, unless you can loose it. I understand they are supposed to be day traded, but they just kept shooting up, so I keep holding. I think Fridays bump up will reverse, so I bought more on Friday. Hopefully I will not get slaughtered. (you know what they say ... pigs get slaughtered). I do think the price will go down some more, but I plan on pulling out soon. In the middle east, they can produce a barrel of oil for what? ... about $3 bucks? But, I read it is hurting them also, so how long can it go on?

Sanctions lifted from Iran must be effecting the price, and did they just say that they will increase output by 500,000 bbl/day? Thought I read something like that. Before Christmas I read that the tankers were coming and no place for the oil. Something like a mile long if they lined up end to end.

On the other hand, the company I work for is approx. 50% energy. Stock price has gone from over $100 to about $15. Layoffs and retirements. I just missed the "package" by one year. (age + years employed), and I don't think the "package" is very good. So, I need energy to turn around, but meanwhile, I'm trying to capitalize on the falling prices of oil best I can.

Once oil bottoms, it will be a good time to buy long puts on those ETFs...

Hi Paris. Please let me know if you have anything off-market north of the City itself..

I hate trees, at least when they are on my property. They always cause problems, eventually, either by falling onto buildings or by ruining sewer lines..

Make sure that they use cement board for the tub surround under the tile, not drywall.. The grout will absorb the water and over time the drywall will get wet and eventually begin to fall apart. I just replaced a tub surround and tile that was put together with drywall instead of cement board.
