Welcome to BP.  San Antonio is a great market but deals are difficult to find in the current market.  Perhaps you can suggest what you might bring to a partnership.  Or are you looking for wholesalers to send you deals?  More specifics will probably get you a better response.  Best of luck.

They can lend the purchase price and have first position lien. Then after six months do a cash out refi. Gift funds are not allowed for down payments generally. Source of your funds generally checked by looking at accounts for previous two months minimum. Money from prior to that is generally not seen. *this all in regards to conventional financing (and my experience with it). Hope this may have helped.

@Jeff B. Harrison Congrats!!  We are with you on looking for multi-units.  Sounds like you found a good one.  We are mostly single family as well but found a two-unit that cash flows great.  This gave us the bug.  We haven't found many that meet our criteria but are always looking.  Keep up the good work.

Yes sir. Quite a few. I believe networking is one of the most important aspects of this business. Try Alamo REIA and their affiliated focus groups. Or SAREIA. Or one of the smaller meet ups around town. Some listed on Meetup app and some listed here.

In Texas, I wouldn't advise selling on a lease/purchase agreement.  I am not sure what the laws in Indiana are but I would investigate them thoroughly.  I hope that helps.
