Closed on my 1st 4-plex for $106k cash, time for BRRR

Very excited about this deal, as this is my first multifamily deal, but not my first BRRR deal here in the San Antonio, Tx area.

All units are 1BR 1BTH with ave rents in the area of $750. One unit is occupied at $650 currently. I do use property mgmt as I understand the importance of my time and sanity. 

Does anyone have any advice for the newbie multifamily investor. 

This has been the goal all along to consistently move from my 5 sfr to multi...eventually to apartments. 

I’m currently looking for anyone in the area who would like to partner or sindicate deals for apartments moving forward.
