@Greg Dickerson This is something I definitely intend to do. The seller is starting to change his mind and throwing out higher pricing. Once we get it under contract and get through inspection, I imagine there will be a few items that will allow us to get a price reduction. 

Thanks for the additional context and feedback @Will Gaston. He's ±65 years old and a little bit out there from my understanding. It's likely he does not have a lien and owns it free and clear

@Jaquetta T Ragland We're still figuring that out. My guess is that one of the several insurance companies out there will insure it. 

@Stephen VanMeter there are missing shingles and it's the worst looking property on the block. Should help us out in the negotiation process
