@Dominic Mazzarella yea I am super cautious and wanted to bring it here, to get everyone's take on it. For me, I'd infill and retain if I was dealer. But market may not be there. I appreciate your take on this. I will look to get more information, and potentially pass on this one.

@Dominic Mazzarella how would the VA work? I haven't used one before. Currently they have 1 person for on site management if anything happens with free rent.

I would not pay the premium price. Upside is there is more land to add roughly 30 more pads to total 60. Being out of state, I feel more comfortable with PM company. Open to ideas. Also, seller owns a mobile home dealership and will send business my way, but I am not putting much faith in that.

@Dominic Mazzarella, thank you for the input. As the numbers sit now, I'd be underwater due to the asking price. But seller financing would be best option. I have reached out to 2 or 3 PM companies in that area. I'd like to structure it for rent to own, and ultimately just receive lot rent, would that be easy?

Looking at a 30 pad park around the Lafayette area of Louisiana, looking for this to be long term. How would I structure new homes coming in to park for lot rent. Would I buy 5 pr 6 at a time and do a lease to own? Should I meter water individually? And help and insight would be great.

I am newbie with the BTR strategy, I have sold my fourplex and have funds available but can't get an okay from several banks I have tried. Any lenders you can suggest?
