@Philip Coiro if hiring a GC, they'd be responsible for all you stated, I'd just follow up, correct?

@Brian Eastman I could not touch any potential profits from that IRA investment, the IRA becomes an investing entity and receives all profits? For example if I used that money to invest with Grant Cardone or someone similar; the IRA entity would get all the monthly checks and I as an individual wouldn't be taxed because its the IRA doing the investing. It would be completely passive.

@Brian Eastwood If I have an old 401k with an ex-employer, could I transfer that to a self directed? And then use that self directed to invest with. I believe I am understanding your conversation correctly.

@Lawrence Holloway, I am in the process of fixing up my rental. My lender told me, I must wait 6 months then I can do a cash-out refi.

Do you all buy the same flooring type regardless if on sale, or do you buy what is on sale? I am looking to do the same thing. Just curious.

Post: Found a Fire damaged 4plex

Hello all, driving around yesterday saw an all brick exterior quad, fire damage is pretty much the entire house and roof. I was looking to reach out and find some more details to potentially purchase the property. 

What should I look for or do next? I think I would do a HML for the repairs and then do a Cash out refi.

Does anyone have experience or knowledge about any fire damage properties?

I have a question to all my section 8 landlords and investors. Trying to maximize my ROI on a property, I have so many questions.

What do you all consider overkill for section 8 upgrades?

I was thinking Vinyl plank flooring, and used SS appliances off craigslist or Facebook market place and also the scratch and dent stores.

Upgrade bathroom?

Upgrade kitchen?

I was thinking of a different countertop and a simple subway tile backsplash. Countertop is cracked that is why I am looking.

I understand it is section 8 and the rep they carry.

Am I trying to do to much?

Any info is greatly appreciated, running a full time job and been thinking about this for about a week. Feels good to finally release not so much stress but worries. I am excited to learn as much as I can.
