Hey BP,

Just wondering if anyone has an electrician that they could recommend.  I am doing a new build on Long Island and the previous electrician we used took 3 weeks just to rough the house which was a killer and held the project up much longer than it should have been.  Would appreciate any recommendations!

I have not but I do know the dollar per square foot is much higher due to the lack of efficiency in building a 2000+ SF house rather than building one of those tiny houses.  I don't know if I have much more to offer as I do flips/new builds of average middle class entry homes on Long Island & I'm trying to keep focused on that.  But I would be interested in hearing any other information as well on this topic as I do find it intriguing.  Best of luck to you!

Marco. No one can determine where you should invest except yourself. If you know your area well it may be wise to start investing where you currently reside. You can look over listings on the MLS but those deals typically do not have much room for value add opportunities. You can try to connect with agents or wholesalers who would give you a first crack opportunity before it gets blasted out. You could purchase desirable lists for example high equity non occupied homes, tax lien lists. Or you could try driving for dollars. Take those lists and find a way to reach out to the homeowners whether it be direct mail marketing, or cold calls. Hope this helps. Best of luck to you.

Would be wise to connect with real estate agents and wholesalers to increase your likelihood of finding a good deal.  Its tough to find a good deal that has already been blasted out though so just make sure you run your numbers to make sure you don't get into a bad deal.

@Ryan Cleary I agree with your thoughts, it is time to setup a separate entity for all of your investments.  @Suzanne Player makes a good point by bringing a CPA as well as an Attorney on to your team if you have not done so already.  It seems like you're doing really well though nice job, keep it up!

Hey @Ryan Cleary we do residential flips, most of the time we rip out all the old wiring and re-wire the whole house.  We have some new builds that we are going to be starting in a few weeks that we could get a price on. We also just made a strong offer on a 7 acre development project.  Do you think this is the type of work he'd be interested in?

Hey BP,

Just wondering if any one is on Long Island that knows a good electrician.  I know good crews are hard to come by but just putting it out there that I could really use a good electrician that can complete jobs in a timely manor.  I have two different sets now but both take forever and hold up jobs. If anyone has anyone they know that would be super useful and it would be very much appreciated.

Hey BP,

Just wondering if anyone has come across the issue of a tenant paying with a money order and claimed they mailed it out.  It has been two weeks since they mailed it out and we still did not receive the money order.  She cannot cancel a money order and get her money back.  Any idea on what to do?  Going forward I will make sure I pick up the rent from this woman or make her get checks in order to avoid this situation next time.
