Post: Pay off debt first or invest first

I'm 22 and have a 16k balance im tuition that i need to pay. I'm currently paying 250-500 a month because that's what I can afford right now. I want to invest in real estate by using the BRRRR method. The thing is I want to invest in real estate because it could help me pay off the tuition faster but it'll slow down my wealth growth. On the flip side if I focus on paying the tuition off first I may miss a potential opportunity that could jumpstart my investment portfolio but at least I won't have that debt to worry about starting my journey off. I need some advice on which choice makes the most sense starting off?

I live near Philadelphia, Pa and don't see many duplexes or up in my area. I know that poses a challenge for me when it comes to comps in preparing the numbers for an offer as well as making sure I g wet as much cash out when I refinance. My goal is to scale into small multifamily and transition to large. Would it make more sense to focus on SFH because there are more of those potential deals in my area or be patient and wait on a multi family that fits my criteria when available? For more clarity I'm just starting out and haven't invested into anything yet but just want a clearer idea of what makes the most sense.

So I know with the BRRRR strategy you start off with either your own capital or borrowed capital until you can refinance. My question is how many times can you refinance. Is there a cap to how many loans you can have? Let's say you have 10 properties that you refinanced with the BRRRR strategy would you be able to get an 11th property with the same strategy or would you have to wait until the one of the other loans are paid off?

In this case I don’t have much debt in regards to credit but in past due college tuition payments. I have about $15k I have to pay back for school. I want to invest in real estate and don’t want that to hold me back. I’m paying that balance down little by little each month though. Should I focus on paying that off first before I invest or does it make sense to start my real estate journey and use the cash flow to help pay it off faster?

I plan to house hack my first investment property. I'm looking for a duplex or triplex in Delaware County, PA for around 200k-300k. I wanted to start off with working on a property with only minor repairs and cosmetics. I was going to use an FHA loan to put 3.5% down and live in it as an owner-occupant. What's a good estimate you think I should have for the down payment, closing costs, repairs, holding costs, and reserves?

I’m looking to start BRRRRing once I develop my portfolio and get some skin in the game. I plan to start off house hacking small multifamily properties and transition into BRRRRing properties. I just wanted to know some issues you guys faced when you first started and any advice I should know or be prepared for.

My names Will. I'm a new investor and live in Delaware County. I'm looking to prioritize in small and large multifamily properties. I wanted to start of house hacking and transition to using the BRRRR strategy. Are there any investors I could learn from, network with, and potentially even partner on deals? I’m looking to start out investing in real estate very shortly. If anyone is in Delaware County, Pa or Philadelphia, I’d love to network with investors, contractors, agents, and more. I’m curious to know when it would be best to look into an accountant and attorney? For context  just got out of college and looking to build wealth as a young entrepreneur but don’t have much wealth… at least yet lol. When is the best time to start incorporating these professionals during the journey?

When do you think might be a good time to transfer properties into an LLC or S-Corp? Also, would that possibly cause the due-on-sale clause if I do try to switch it over in the future?
