Take this with a grain of salt (as you surely will), but if you have $26 in equity with Home B, could you sell or otherwise cash in on that to get into a better deal? For Home A, maybe Lease Option it for a higher than market price. If it works, you win if the tenant buys or not. If it doesn't work, you're out nothing. Maybe start with your current tenant!
I forgot landscaping. Honestly it's a nightmare. Easily $100/month. Do you make tenants responsible for this? Would you evict over it? What happens when they do a junk job of it?
You amazing investors who have a large sample size, what are the things you can count on maintaining or replacing every month? Here's what I've seen with my 3 units: 1. Microwave stuff - just replace this when it breaks the first time. 2. Tub hardware - leaky / dripping. 3. Washing machines - again, replace this (sample size of 1). For me, it's almost always plumbing or kitchen related. I've rarely/never gotten any other issues...

You guys are like sorcerers to me, and I have some questions on apartment building work in your area. Things like: 1. What are some things specific to 'the North' that you see often? 2. How do I work with a contractor from a distance? 3. Who should I trust to verify the work performed vs the written job? 4. How do I make myself a pleasure to work with? *Disclaimer: I don't own anything in your area right now! So this would be... philanthropic. I did the same thing with @Bob E. and I learned a TON about notes and volume. Thanks to anyone who volunteers!!

Hey BP!! For those of you who make deals remotely, what's your workflow like? How do YOU: 1 - Find the right property/neighborhood? 2 - Seek out trustworthy contractors and managers? 3 - Monitor rehab progress and property condition? It seems like opening up your market borders to include places you've never seen is the key to big-time expansion (and making an organization bigger than yourself). How do YOU do it?

1. Quads or more with some rehab potential, safe neighborhood. 2/2 or 3/2 preferred, but I'll check it all out.

2. Commercial properties under $1M with demonstrated cash flow. Looking for under $50k / door, some value-add potential, within 2 hours of the city.

Hah - thanks for the words. I guess that's just when I'm available for breakfast. I don't plan on plowing through 6 dozen eggs over the course of 3 hours.

And (of course) I messed up the math. It's actually the SQUARE of that number. Square root makes no sense in the context of a 10-digit phone number.
