My painter moved back to Mexico! He was incredible, but it's time to move on...

If you have a painter or contractor with a crew, I'm ready to pay for a job in University Place. 

2172 sqft, vacant, no furniture

Walls, ceilings flat white (trim: semi-gloss)

Scrape popcorn ceilings (50% interior)

Remove wallpaper (30% interior)

Start - 15 May AM

Finish - 17 May PM (3 full days)

I sold a house, I made $40k after all expenses and whatnot. Not bad for a 3-week flip!! I'm starting to REALLY track things with respect to gains on the sale of Fixed Assets. I use Xero (thanks to BP podcast!) - when I allocate capital gains, gains and losses from sales, which accounts should those go to?? This seems easy, but the gains vs capital gains is what gets me. I have Sales for them all right now, but that seems wrong. Help.

Rori Stumpf Based on your list of features it seems they are completely different in terms of what they do. Do they both do the same? Why do you recommend one over the other??

Bill Carovano Thanks! It seems almost overwhelming. I'm just trying to get the most "bang for the buck" in terms of my time at first. Edgar U. What do you like about their service? It seems a little bit expensive but I guess Globiflow is $120 also. Does it have some specific feature you can't get on Podio?

Hey BP - I'm setting up Podio for the first time. It's not super hard, but it is definitely time consuming. Learning all the tricks and automations takes some work and googling When you set up Podio, what do you think should be the first thing? I'm thinking lead management or direct Mail. But those are (again) quite time consuming.

Rori Stumpf which 3 of these features is the most critical to you? For me, it would have to be contact management by Property (not Person). So if you could have only 3 things on that list, what are they?

It went well! When I did it the platform hadn't quite matured. I like their organization system a lot. In the end I stayed with the one I'm using right now. Part of that was because they didn't have an iPhone app yet. I also don't think they have an API on the roadmap for any extensibility.

Korie Apgar Great idea! I've read a few books - which one are you reading?? One thing it's tough to replace is experience. The practice is really what I'm looking for. Any thoughts?

BP, here's the deal: You're making money in real estate because you have technical knowledge AND people skills. Sales, negotiation, even advanced social skills. I need to be trained in more of these, because real estate isn't he standard hang-out-with-buddies situation. Where have you guys seen courses/seminars for this stuff? I've looked all over the web and found nothing intriguing... help!!
