CPAs and others, LLC if you have assets to protect. Don't hold property in a corporation. BUUUT - What about the multi-entity model of an operating corp with SMLLC holding companies? Does the transfer of an LLC with property as an asset trigger the same tax liability?

Robert Syfert Globiflow and Podio can do amazing things together, no doubt. I feel like sometimes Globiflow is just a very good workaround for deficiencies in Podio, though. If you're trying to put together world-class business systems, Podio is going to get in your way. A couple examples: -Multiple workspaces are great. Except that 'apps' on one workspace (like Contacts) hold different data than apps on another workspace. So to make sure everyone has the same contacts, there needs to be a workflow to sync them. Which is complicated, and there isn't a testing suite to make sure you won't break stuff with new developments. It's hidden spaghetti. -Many CRM tools (like Base CRM or Insightly) automagically pull email traffic and append it to the proper contact. Insightly requires a backend setting in Google Mail to be set up first, but it's seamless. Base CRM scans and adds on its own. Both are intelligent and simple. Podio has some address book workaround, with email addresses for every item... If we're doing data fusion for real and using it to drive systems, that's a bad way to go about it. All in all, I really think Podio is just a WYSIWYG-esque database creation tool. And it's not particularly good at the job. The logic is all handled by Globiflow. A custom solution - or a purpose built tool for investors (not RE managers) would be better.

Podio is working great for me, but it got me thinking. What do big players use? At some point, I feel like it might be easier to have something custom built. Perhaps SAP or something? Anyone seen this side of the house?

John Whittle The real kicker here is that tenants pay electrical but not gas for the boiler. So I can get rid of $5k in annual gas bills this way. Why would you settle for some units but not 10? How much would you say repair costs are?

Hey BP, Looking to get a local opinion from someone in Cincinnati. I'm looking at 45207 for some pretty good cash flow numbers, but it seems like it could be a trap. Can you give me some opinions?

Update: I'm really looking into ductless minisplit systems, which can be tied into a standard 24v thermostat with some adapters. It turns out you can get a 3-zone system (i.e.: 3 separate air handlers/rooms with one compressor) for around $2k on Amazon. Installation... who knows. Average seems to be around $2k also. So for 10 units that's $40k with no discount for 'bulk' work. If it adds $4k annually to my NOI (recoup gas costs of $5k, $1k for annual maintenance) then I've broken even on a 10 cap sale. I also get to remove the radiators for a more attractive apartment, eliminate boiler maintenance, and get rid of a source of flowing water in my walls. What do you think?

Any multifamily people had success in reducing expenses or replacing a boiler/radiator system? It's a 10-unit built in the early 40's...
