@Anthony Katsonis You can use social media business cards, flyers, postcards in mail, going to meet ups, throw event for the community about real estate, home buying and selling and upkeep on home etc......get your flyers/cards into businesses in your community that will allow it.......walk neighborhoods and hang door flyers on doors (if allowed in neighborhood)...... network network network....word of mouth tell eveyone you know family friends to get the word out about your business......get a shirt made and wear around busy areas you go to......if your brokerage allows it see if you can do other agents open houses if they don't have the time to do it.......network with other professionals in real estate like investors,inspectors, property managers, other agents, appraisers help them get business then ask them to refer you to anyone they know looking to buy or sell.....then repeat repeat repeat......you have to become a great marketer and just keep marketing

@Shiloh Lundahl To me true wealth would be a net worth in the millions and a income of about $400,000 a year.......In my opinion if your keeping up with the market and your financials and earning 5x or higher above your monthly expenses then that is some good wealth and you can build and build on it with more income and great investments.....most of these millionaires are bringing in $400,000 to a $100,000,000 a year.......having smart, great increasing assets,credit, and net worth will get you life long wealth.....just in my opinion thats how I think about it

@Tom Gimer sorry for late reply. Thanks for your help im not gonna move forward with this property because the the owner owes more than what the house is worth so its not a good wholesale deal. But I will definitely do a title search next time I have this problem thanks again.

@Marc Winter sorry for late reply. But thank you so much for this info I checked with my county and got the info I needed thank you. The owner still owes more than what the house is worth. So I don't think it is a deal.

Hi, I am trying to wholesale a pre forclosed house. But the owner still owes on the property and the original deed and note are destroyed and she says the deed cannot be produced. Can I still make this a deal or no? If I can what can I do to make this into a deal please help thanks.

Hi, I am trying to get a pre foreclosed property under contract to wholesale to one of my buyers....I got in contact with the attorney that works for seller on property. This is what the attorney emailed me.

Thank you for your email. The property is currently the subject of litigation and is subject to a deed of trust. If you are still interested in purchasing the property under these conditions I would be glad to notify the owner and provide your contact information.

I want to know what this exactly means and should I continue to pursue this deal? Please help thank you.

@Marc Reno thanks for replying to post.....but yea i plan on getting crushing it by gary v i listen to him a lot on youtube....I am reading the millionaire real estate agent now this book his very helpful.....but I think im just going to focus on being an agent and add pm to my business a little later down the road....thanks for your advice it helps.
