Hi, I am trying to get a pre foreclosed property under contract to wholesale to one of my buyers....I got in contact with the attorney that works for seller on property. This is what the attorney emailed me.

Thank you for your email. The property is currently the subject of litigation and is subject to a deed of trust. If you are still interested in purchasing the property under these conditions I would be glad to notify the owner and provide your contact information.

I want to know what this exactly means and should I continue to pursue this deal? Please help thank you.
