It sounds like you've got the whole house built, you just need to swing the front door open and let the leads pour in. Finding motivated sellers is actually VERY easy, it just takes a little extra knowledge about where to go and what to do. 

  • I would go with the carrot site right away, (its dope!) 
  • I haven't used realeflow, but Podio integrated with InvestorFuse is king for scaling. 
  • How many buyers do you have from craigslist?

Don't listen to anyone on here, seriously man. I'm 19, dropped out of college, and am profiting greatly from wholesaling while acting both more ethical and legally than most agents even are.

I'll break it down for you. First step is to NOT get your license.  Second step is to DON'T LISTEN TO PEOPLE THAT DON'T DO WHAT YOU DO. I use my real estate attorney, who is actually familiar with the laws in my jurisdiction not someone halfway across the country that read some BP articles.

I'll give you the concrete answers you are looking for, because I feel your pain in trying to find them. I've said it once and I'll say it many more times, wholesalers are the punching bags on BP and everyone comes in to give their .02 whenever the topic is brought up without knowing a thing about the actual subject.

 I had no one else do that for me. I had to figure it out, man. 

Again, first rule of BP. DON'T LISTEN TO PEOPLE ON HERE UNLESS THEY ARE FAMILIAR AND HAVE EXPERTISE IN YOUR EXACT AREA OF INQUIRY IN YOUR JURISDICTION. If I wanted "pointers" or "advice" I'd call my grandfather up. Seriously. I knew people were making wholesaling work on a massive scale across the US, I had to push through the clutter and get to the real people who gave me the real answers. Looking forward to talking

Start now, 10x your dreams and find a way to make it happen. The only thing you need to wield is a legendary work ethic and to not give up. Man I’m 19, just dropped out of school, have been doing this actively for a couple months and am going to be a millionaire by my 20th birthday next June. Don’t listen to people around you, seriously just Fing don’t.

Will they be completely obsolete—probably not. Will there be better alternatives to using them—absolutely. I’m 19 man, and fantastic to see kids my age out here hustling as well. My biggest advice would be to set a goal, 10x it, 10x it again, and half the time you allotted yourself to get there and stay determined to hit them and get creative. In the next 3-5 years, a the tsunami of big data, and the behemoth agencies wielding such data, will wipe out almost all of your small time agents because they just won’t be able to compete. Very similar to how Walmart flattens mom and pop shops. In the next 10-20 years: No personal offense meant to anyone agents here, but you and I know that technology is getting to the verge of becoming MORE than just making existing systems and processes more efficient. What does this mean? AI, neural transmitting, things are going to look a lot different. Be careful not to learn to much about current processes about how 99% of firms work because they are about to change. Don’t get stuck in that mindset; learn the fundamentals of real estate, because people will always need a place to live. That fundamentally will never change, just how that looks and happens will.

Banks aren't tangible or real, it's the people inside them that make it run. (duh). I find that in any interaction with bankers, it helps me to visualize them as a robot that speaks a different language than me--numbers. Tell a story with your numbers, build credibility with your track record of numbers, and lay the vision for them in terms of numbers. Yes, they are people. But they likely aren't driven by the same emotions we are, therefore they are robots. 

Developing relationships with these robots is key, but you can't build it on emotion and small talk. Build a relationship on numbers.

Speak their language and just remember that if one robot doesn't get it or like your numbers, there's another 100 waiting in line to beep and boop at you.
