Spend about $300 dollars and buy the first 20 books that are recommended in the first 20 episodes of the bp podcasts. Without this knowledge you are likely going to misplace or misleverage the capital you have right now.

  Hmm. A binary yes or no doesn't work for this question. I'll break down my thoughts for you.

1.) A true motivated seller will have a minimum number in mind to get for their house and if you come in there or close they will accept it because they aren't in the business of getting the highest offer, they are in the business of having their problem solved. Now lets break that down:

Look sellers directly in the eye, break the numbers down for them and give them your offer. If they get offended, you haven't done a good enough job at building rapport. That's another thing, let's talk about rapport with offers.

3.) Say you have a conversation with them and build the very best of rapport, then you mail them a letter or an email with your offer, you give them the chance to separate and isolate the two. Suddenly they feel betrayed because you truly listened to their problems, talked through with them and said you would try to help them out. Then they see a 50% ARV offer pop up in their inbox or mailbox and all that rapport disappears.

3.5) What I do when sellers call me is I ask about their situation, their property, and then I tell them I'd get back to them later in the day with a range of what we might be able to do, and I always say if we are even in the same ballpark then we would love to come take a look at the house. We do an actual analysis with the given info, and give them an honest range. They will either say, oh, we were really looking to get more for that, (in which case we end the conversation nicely and ask if we can give them a call in a few months to check in) or if they say "yeah, that's pretty close or not too bad" then we will set the appointment and go see them at the property. 

Be a truth teller and a truth seeker. Don't hide behind the safety of mail or email just because you are scared to do it face to face. Do it enough times and it doesn't scare you, and you actually get better at negotiating. Tell them your intentions as a wholesaler, and be completely honest and confident. And make a lot of offers on a lot of properties.

Exciting! Are you looking to acquire a turnkey portfolio where you buy houses that are ready to be/are being rented? Or are you looking for value add opportunites where you can go in, put some sweat equity in and have instant equity and higher cashflow?

Have you purchased or owned properties before? What experience do you have with penciling deals? What area would you be looking at? I might have a couple contact for you, I'm connected with other wholesalers in different markets and just picked up a package of 5 SFRs myself to wholesale.

Welcome to BP! Find someone in your market here on BP or elsewhere, reach out, show genuine interest and just ask if there's anything they need done and if you could shadow them on a deal. Or, just ask to take them out to lunch or coffee and talk real estate and be a sponge! Leave the ego at the door, thats the mistake I made when I was starting. Be willing to be the student

@Jerryll Noorden its plug and play! I did it all man trying to figure it out. Had my partner and I grinding 6 hours a day each of us on triple line dialers through Mojo calling probate, D4D and tax delinquent lists. We connected with some guys out in arizona that were doing 10-15 a month and poof everything I thought I knew was wrong.

Hey @Tatiana Turner!

Timely post, we are actually about to go under contract with a seller in smithfield on a verryyy nice property in Smithfield! Here's some of the numbers:

3/2 2500 sqft, has some water frontage, large yard, ARV about 350-370.

We are going to get it at about 230k with a 45k down payment and they will actually owner finance the rest for 9 months with no payments then a balloon at the end! Possible BRRR on steroids play here. Its a decent rehab size, probably 50-65k, and you might find yourself in over your head. Let me know if you're interested

@Jerryll Noorden You forgot to mention all this in just two and a half weeks of starting with RVMs and Voice Broadcasts! I'm not here to sell you anything or boast, if I was full of lies my name would be dragged through the dirt, and anyone knows your network is your net worth.

We (my partner and I) exclusively have used that for marketing and have actually turned our dialer off in the last 3 days because we are working on the disposition end of our business.

We wholesaled one deal before, for a 5k fee to a dude as kind of a referral. We don't do direct mail, we don't do cold calling anymore. This is really powerful stuff, even @Adrien C. if the FCC is fighting it then we will use it until we can't because no one else is, its cheap, and it works very well and we have a great response from sellers. (Not just numbers, but their attitudes).

I know, I'm the most skeptical one of all.  Would you believe me if I told you I put another 5 under contract today? Probably not, they are a package from two old tired landlords. They will all be up on my site tomorrow so please feel free to stay up to date on it, but in the meantime you can check out the current inventory note we don't have our first one listed because that already has an end buyer, but its on my bp profile here.

If you wanted I could also post a picture of myself with the 11 contracts but I feel that would be egotistical and not do anyone good, but I could to make the point. We have become swamped with leads and have turned 100% towards disposition now and finding legitimate buyers. We have people everyday inquiring about our properties and setting times to walk through.

Truly it's a too good to be true, I know. But what you don't see is we also work 17 hour days 6 days a week, get little sleep and bust our bums driving around to properties and getting on the phone with sellers. And we also have the best online CRM and systems in place to make sure nothing falls through the cracks. And this marketing method might not be along for long, so we are utilizing it while we can and then going to likely move into online opt-in marketing to sellers.
