Direct mail works. No doubt about that. I just prefer something that’s 10x cheaper, is completely leveragable and much more scalable. In two weeks I’ve got 6 properties under contract, and 2 more contracts awaiting ratification. And made 35k on our first wholesale fee (well it’s pending to close now but we got the buyer lined up and assignment signed) How? Ringless voicemails. Shoot me a message for more info. I exclusively wholesale, but I’ll tell you where to go. I tried it all before, nothing has had the power of RVMs.

It doesn't matter if you have a million leads coming in but can't track and manage them. This is a must have. If you are using google voice, or even your own cell phone I would make a not-so-bold prediction here and say you probably aren't having the current level of success you aspire to. Because as soon as the pipeline fills this business is more about organization and work flow. If leads are falling through the cracks, and you know they are, you don't increase the marketing until you have the systems in place.

You don't fix a hole in a dam with more water! Seriously, for inbound OR outbound calls, get this app.

FORGET about wasting your time on the ~$10 a month services like intelius, trupeoplesearch, spokeo, beenverified. Pay the extra 10 cents and actually the the contact info you are looking for the first time. I've tried these all, they all suck.

Let me know if you have any other questions, the tax assessor is your friend for the mailing addresses!

As a target, if you make $1 on your first flip you've done well because of the education. Now should you do that---no, but you can. I would look around for more deals with bigger margins so you have more room to mess up and don't have to bring money to closing. I prefer to be paid when I learn.

ESPECIALLY because its your first one, I would say hold off, talk to more wholesalers, realtors and investors in your area and keep searching. Trust me, they are out there. no deal is always better than a bad deal.

What's the plan here? You have the deal under contract but need to find a buyer? You have a huge list of buyers but no deals?

What type of situation are you looking at, and what's causing you to need to find a co-wholesaler? I just know that from experience it gets messy really quick if things aren't clearly defined on paper.

The truth will set you free. I had a seller I'm under contract with call me this morning telling me her friend saw me listing the property online (I post mine everywhere so no wonder) for 55k. Had I told her I was purchasing the property myself.....this could have sank or ruined the deal.

Instead, she literally said (she' an old woman) "Good for you, I'm getting the price I wanted, without having to do anything to the property. Keep me posted!" BECAUSE I WAS CLEAR FROM THE START WHAT MY PLANS WERE!

I sell time and convenience, and motivated sellers are motivated for various reasons. Be a truth teller and a truth seeker and things will start to go your way. Walk the ethical middle line and you will get tripped up over and over again trying to stumble to your first deal.
