@Don Carey There was a post floating around here a few days ago with an interesting strategy for BRRRR to get away from seasoning requirements. Basically you have an LLC, your LLC lends you the funds for purchase (acts as bank, note/lien whole 9 yards), then you refinance whenever after rehab or day 1 if you wanted. If I understood it correctly, it makes it a straight refinance and not cash out refinance, hence no seasoning. But essentially it is cash out since your LLC is being paid out for the loan. I'd post link bit I can't seen to find it. Simple search should bring it up.

@Chris Mason This is good for the nomad strategy crowd. Currently what I'm doing. My latest purchase in March I had to write a letter explaining why I was buying a house 3 miles away. I live near the airport and the northwest side is where most of the planes approach. My "intent" was to get away from the "noise" but stay in the same area. The letter worked...

@Jonathan Roper In VA, there are homes in D neighborhoods selling for the same price they sold for 40 years ago. Literally the same. Don't hold your breath waiting for these homes to appreciate. Most people want to leave these neighborhoods, not move to them. Like someone mentioned earlier, a major event like gentrification or other factor would be needed to push values up.

@Michael Enriquez I'm in this same situation, financed the rehab with personal credit line, Credit dropped. Did you have any conventional options for refi or going commercial was your only route? What were the terms you eventually settled on?

@Nick K. Look at the numbers. If it's in the red when you include PM and your goal is to eventually have it managed, seems clear to me. Do you want to hold a negative cash flow property? Curious, what was your rehab costs? Maybe you over improved this property.

@Paige Roberts go to Amazon and search Advion roach gel. this stuff is amazing and inexpensive. follow the directions and next day you will see results. I swear I saw the roaches litterly attack the bait and the product goes a long way. if the place is vacant, leave the dead roaches and the live ones will eat the infected dead, expediting the process. seems to work for camel crickets too I've just tried this stuff for a small roach problem and haven't spotted one since. as others advise, clean and get rid of food source.
