I would also stage the other bedrooms. and shoot a different angle of second bath that shows everything in one picture. some of the pics of bedrooms and second bath seem uninspiring. master bed/bath are much better

@Harry Williams take a second look at your pictures and see if there are any that do not add any wow factor and think about deleting them. sometimes having too many pictures can detter potential buyers from viewing the property in person, they see all they need to online. you want to show just enough to to generate interest and leave them wanting more. they will now be curious and want to tour the home. hopefully they will make an emotional connection at the property. many great suggestions earlier in this post also.

Google "paint colors that go with wood trim". you will be surprised many colors look good with wood trim. if the plan is to eventually paint trim white, then I would go with the final color you will pair with white trim. why paint twice you know. I have Amber colored pine trim in my house, went with a creamy beige on walls, white ceiling and looks great. painting stained wood trim is a PITA.

If it's fully financed then you have no skin in it and your return is higher, theoretically 100%. Your rent seems low for the amount of rehab you state. Also, the goal is to force appreciation and hopefully get cash back at refi time. if you can get back most or all of your 50k, then you repeat. So I think some numbers are off.

Does anyone have a recommendation or know of a GC that is experienced in the FNMA Homestlye loan process? Also interested in lenders familiar with this product. Thank You in advance.

@Casey Randall Lenz maybe the older gentleman is fed up with the upkeep, ready to sell off and move to condo living. you could buy into an already established business and also rent the house.

@Blake Enustun, purchasing a duplex to live in one unit and rent the other is also house hacking. you get to have your personal space while collecting a rent check from the other unit. if your purchase is smart, you could live for free or even get paid to live there. if you wanted to cash flow more but compromise your personal space, rent a bedroom in your unit.

@Jonah Godsey is the house you inherited suitable for renting? Ideal location, size, etc. What are the specs/general location of the house if you dont mind sharing.
