To everyone throughout the world!!!!!! I am in the primary stages of forming a international real estate group. I'm currently taking any and all suggestion on how to develop this group so please.. comments comments comments.!!! let me know your thoughts on why there are so many foreign investors investing in the FL market? what are the benefits

its all in how you structure you deals... yes cash back is illegal if the cash goes from seller directly to buyer... however it is not illegal for the cash to go to 3rd party on hud...

you can get any amount of cash back you want just dont disclose to lender. have your lawyers write an addendum to the purchase contract disclosing the amount which is the difference between the appraised value and what the seller actually wants... label it a marketing consulting fee to a XYZ company.

the key to cash back is the relationship your lawyer has with title company. have your seller order title through your attorney and everything is fine.

there still are a few banks that do 100% financing... why don't you just buy at the appraised value and forward the difference between what seller wants and appraised value (don't forget about closing cost) to a third party on the hud? simple and to the point...

... you mortgage payment on 80K (if that's what's its worth) is 80K*.10/12= 660 dont know what your property tax is put i guestimate your total mortgage payment would be about $680

find a renter for $660
your cash flow negative is $20. set $480 (20*24)aside in an account let it draw intrest

take the apx 30K and reinvest... i hope i understood your question right and this provides a little clarity...

whats going on brett??? well you've definitely come to the right place to get into RE investing!! working for the man isn't that bad if he's your buddy from college (thats me) but i feel it... at the end of the day your bottom line is still the same and you cant quite put your hand on it but there's something missing...

with the dive most of the mortgage companies are taking they are being more 'creative' in the types of programs they offfer.. of the top of my head washington mutual and flagstar will allow you have a co-borrower... that means you can have ANYONE sign and the bank will use they're credit score and profile to determine interest rates etc. you go on title as well and the mortgage goes on both of you all credit... wait 12 months (your credit should be up to par now)and for the title to be recorded refinance and have your friend taken off title, qualify for a new mortagage and walla!!!

i work outside of the MLS to package developement deals for investors. what i'm noticing (and regretfully what I didn't plan for) is the fact that the majority of my 500 + investors are tied to projects for the next year or so...

recently i've partnered with a long time colleague that has the influence to pick up any proect nationwide... realistically it takes 4-6 month to move units but with the shortgage of investors going to take 2wice that...

I'm looking to partner with investment groups outside of chicago that are serious about real estate investing and can recognize solid RE investments as I only offer them...

to the wonderful world of real estate!!! if you every are looking for info on the chicago market let me know... i have a firm understanding and can get you to the right people if youre serious about investing.

now adays everyone calls themself an investor or an educator so you have to be careful. one way is to pic niche (foreclosure, rehab, assign, buy and hold, etc) most start out with birddog which give you he chance to see what's a good deal is/isn't.

another way to steer clear of bad information is to have a plan yourself... i know you sit up at night and watch commerical and see people with 60K checks... looks good, sounds good but be realistic...
