I have one hell of an opportunity the seller only wants 150K for a property that is compted and appraised at 300K. thing is the wholesaler want 50k for assigning a contract (i know right) but even after that there's 100K plus in equity...

we also have the option for buying out the assignee to hand over contract... any suggestion. someone please help before they steal this one

Now when the cash is being given back at closing for repairs is there anything special that needs to be presented to the lender? Do you foresee any challenges in getting financing with 25K cash back? how is it presented on the HUD? How do I receive the funds to start working?

can someone throughly explain cash back at closing? more specifically, how the deal is structured? what the lender requires?
