Welcome to BP! The Denver/Boulder area is a great place to be! Definitely take the advice of @Scott Trench and check out the beginner guides if you haven't already. There is a ton of valuable information in there. The podcasts are also a great way to learn the lingo while you workout, drive to work, etc.. Even if a podcast doesn't seem like it will be relevant to you, you never know what you might learn.

Hi Todd, I would suggest that you find a local REIA (here is one place you could start your search: http://www.nationalreia.com/) and start talking with people. Tell people what types of properties you are looking for and ask if they know good wholesalers. The best wholesalers usually bring their properties to a few high quality buyers first. You become one of those high quality buyers by getting out there, meeting people, and proving you will consistently follow through on your end of the deal. Real estate is all about relationships. Start building them now by connecting with the local community. In person meetings are much more powerful than online conversation. Also, the more specific you can be when describing your ideal property, the more likely people are going to be to come to you first when they have a property that matches your description. If you still want to look for deals online, the first place I suggest you check is the BiggerPockets marketplace.

Hi Nick, I suggest you check out a recent blog post by Scott Trench http://www.biggerpockets.com/renewsblog/2015/02/21... that was recently featured as a top article in Money Magazine. It discusses some additional factors to consider when finding a place to house hack. On my house hacking property, a duplex, I actually charged myself rent when running the numbers, because I could not find a property in an area I wanted to live in that would cash-flow without charging myself rent. I was willing to sacrifice living completely rent free to get the location I wanted. That said, I know if I ever want to move, the property will cash-flow and be a solid investment property.

There is a relatively small, vacant piece of land big enough to fit two properties near my current home. There is no sign posted with information and I cannot find the lot for sale online. If I wanted to figure out some details about the land such as who owns the lot, how long they've owned it, etc. how should I go about doing that?

Hi Everyone,

My name is Walker Hinshaw and I live in Denver Colorado. I first joined the BiggerPockets Community several months ago, but am just now starting to use the site after having listened to the podcasts. I have a full time job and am currently house-hacking my first property, a duplex in the Clayton neighborhood.

By the beginning of 2020, I am looking to acquire 20 buy and hold units (one duplex = 2 units) with a focus on small multi-family properties in the Denver area (preferably in Five Points, Cole, Clayton, Whittier, Skyland, City Park, and City Park West). My goal is to gain experience and build my network while purchasing these small multi-families, then leverage my properties to help buy an apartment complex. Along the way, I am also looking to do some of my own marketing in the neighborhoods mentioned above, so if I can build a solid funnel I may get into wholesaling as well.

Between poking around the forums, blogs, and the Ultimate Beginners Guide, I can tell that this website is going to be an extremely valuable resource and am stoked to be a part of this obviously incredible community.
