@Eric Diem

Check out the following links that I believe will be helpful as you begin to familiarize yourself with the site:

Find and connect with other BP members that are in your area:http://www.biggerpockets.com/meet

Set up keyword alerts to be notified of the topics that interest you:http://www.biggerpockets.com/alerts

Read Beginner’s Guide:http://www.biggerpockets.com/real-estate-investing

Check out BP Podcasts:http://www.biggerpockets.com/renewsblog/category/podcast/

Check out the calculators on the Analyze tab: http://www.biggerpockets.com/real-estate-investmen...

If you want to expand your network and find a mentor, find a local REI club or Bigger Pockets meetup and start meeting people. You can do this by searching BP for meetups in your area or posing the question yourself in the forums.

Also, stay active on the forums. People on this site are more likely to trust you and work with you if they see you are actively posting and you will gain a ton of knowledge as well.

@Luciano Arriaga be careful and wary of the gurus out there. Many of them are salesmen, not great real estate investors nor people who care about your long term success. How much did you pay to be a part of the program you are in?

@PFC Celeste, since it sounds like you have quite a bit of experience under your belt, I suggest you start by posting your questions in the forums and setting up your keyword alerts using the link that @Dmitriy Fomichenko posted. Wish I could answer your questions myself but I'm not working with apartments (yet).

@Corey Peck, you may have already read it, but I am surprised no one has linked to Ultimate Beginner’s Guide: http://www.biggerpockets.com/real-estate-investing. If you haven't read it, start there.

Then follow all the advice from @Dmitriy Fomichenko and @Brandon Turner. Most importantly, stay involved on the forums! Making quality posts, even if you have to stick to basic topics like introductions (at least until you have a little more knowledge and experience under your belt) will build your credibility with people in this community which has the potential to pay amazing dividends down the road.

Good luck and hope to see you around the forums.

@Ian K., I am trying to do basically the same thing as you right now and to be honest, it has been tough sledding. The type of home you are looking for seems to be getting gobbled up quickly when reasonably priced.

My suggestion (that I haven't yet taken myself) is to look on Redfin.com for houses that have been listed for a while. You may be able to talk the seller into lowering their price and you will avoid the feeding frenzies that seem to occur every time there is a reasonably priced home listed on the MLS, allowing you to go the FHA route if you so choose.

@Julie Hassett, if you are reluctant to fly out and take a look at the property yourself, I would suggest taking @Sandra Holt's advice and seeing if you can't get someone to look at the property for you. That can mean someone on BP, a random friend or relative, someone you pay off of Craigslist, or an agent (I would ask for recommendations on BP). Make sure they take lots of pictures. If they aren't knowledgeable about REI, give them a list of things you would like pictures taken of and have them take notes on the surrounding neighborhood.

If you really think this is "the one" and you will be living in it, I suggest you fly out and take a look if at all possible.

Good luck!

Hi @Account Closed posted. Below are a couple more links that I also think may be useful as you are getting started:

Find and connect with other BP members that are in your area: http://www.biggerpockets.com/meet

Set up keyword alerts to be notified of the topics that interest you: http://www.biggerpockets.com/alerts

Hope to see you around the site!

With prices being so I high, I definitely see where there is opportunity for starter communities as the article suggested... except it is really expensive to build in and around Denver right now, so would-be starter homes end up being more expensive than many people looking for starter homes would like.

@Bill S., I would like to hear more of your thoughts on the article. What development projects are going on around the Denver area? The only one I have much familiarity with is Sterling Ranch.
